Sub-Area Planning

As part of the updated Land Development Code (LDC), the City of Arvada has begun the development of specific area plans for many of the corridors and areas zoned for mixed-use development. This is called Sub-Area Planning. These Sub-Area Plans focus on goals and policies for topics such as land use, urban design, architectural design and transportation. A sub-area plan includes a limited geographic area. Sub-Area Planning is important for future redevelopment and the economic stability of the city. The following sub-area plans have been completed:

New Town Sub-Area Plan

The New Town Sub-Area is generally defined as the areas along Wadsworth Boulevard and Bypass between the G Line tracks on the north and Interstate 70 on the south. The Arvada Marketplace shopping center along 52nd Avenue is also included in this area.

Northwest Arvada Sub-Area Plan

The Northwest Arvada Sub-Area is generally defined as the area east of State Highway 93 to Gladiola Street, including the Indiana Street corridor, and between the railroad tracks on the south and the City boundary on the north.

Square Lake Sub-Area Plan

The Square Lake Sub-Area is a collaborative project with Adams County that is generally defined as the area east of Sheridan Boulevard to Tennyson Street between 52nd Avenue on the south and 60th Avenue on the north. The City of Arvada portion of the Square Lake area is generally located east of Sheridan Boulevard to Tennyson Street between 58th Avenue and 60th Avenue.

The Arvada City Council adopted the final Square Lake Sub-Area Plan (PDF) in August of 2022. For further information about the plan, visit the Adams County sub-area plan website.
